Waterfall Trading Estate, Cradley heath
NHG acquired this 42,000 sq ft industrial estate and successfully repositioned the asset through a comprehensive refurbishment and subdivision strategy. The scheme was redeveloped into seven high-quality industrial units designed to meet strong local demand for smaller, modern commercial space within the area.
Due to the shortage of well-presented small industrial units in the local market, both sales and lettings activity proved exceptionally strong, attracting a range of growing local businesses and occupiers.
The refurbishment works included:
- Refurbished industrial accommodation throughout
- Steel frame construction with steel trussed roofs incorporating translucent roof panels
- Brick and block elevations enhancement
- Level access loading doors
- LED bay lighting
- Office accommodation, kitchen and WC facilities within each unit
- Separately metered services to each unit
